Dual Use by Design: Why Carports Are Becoming Solar's Best Real Estate Move

How commercial and industrial developers are turning idle asphalt into a second revenue stream, without giving up a single parking spot.


Most commercial and industrial properties are already paying for a chunk of unused capacity: the parking lot. It's graded, permitted, and paved, and for the better part of the day it just sits there absorbing heat. Carport racking is how developers are starting to put that square footage to work twice, once for parking and once for power.


For racking manufacturers and EPCs, carports used to be a workaround for sites with nowhere else to put an array. Now they're one of the fastest-growing categories in commercial solar, for reasons that come down to engineering and money as much as anything else.


Ground mount systems need land near the site, and for a distribution center, a manufacturing plant, or a retail campus, that land is usually expensive or already spoken for. Rooftop systems run into a different wall: roof condition, age, and load capacity, and plenty of commercial roofs can't carry a full array without reinforcement that eats the budget. A carport skips both problems. It sits on pavement that's already there, needs no new land, and generates power without asking the building to carry any of it.

  • No new land or easement required. The array sits above a use that's already permitted.

  • Shaded, covered parking that employees, customers, and fleet vehicles actually notice and appreciate.

  • EV readiness: canopies are a natural host for Level 2 and DC fast charging, and running conduit during construction beats retrofitting it later.

  • Energy savings, EV charging revenue, renewable energy credits, and a bump in property value, all from the same structure.


An open canopy is a different engineering problem than either a rooftop or a ground-mount array. Wind hits the top, the underside, and all four open sides at once, which creates simultaneous uplift and downward pressure that standard ground-mount calculations don't fully capture. That's why carports are engineered to ASCE 7-22 open building provisions instead of ground mount standards, a distinction that shows up in everything from footing depth to purlin spacing.


The RFPs we're seeing back that up. Carport installations are projected to keep growing well ahead of the broader commercial solar market. Businesses are adding EV charging whether or not solar is part of the plan, and pairing it with a canopy means both investments pay for the same steel. Sustainability credentials matter more to tenants and lenders than they used to, and a carport is one of the more visible ways a property owner can show it. Panel technology has caught up too, since bifacial modules can now pull in reflected light off the pavement below, closing some of the production gap vs. ground mount.


For a site with no room to expand and a roof that can't take the load, the parking lot used to be what you settled for. Increasingly, it's the option worth designing around first.
